Whoa, offer on a house already? I guess your retirement will be sooner than later.
We used a U-Haul and two of their packing crews to pack us up and off load the truck. It was a really cheap price compared to hiring a real moving company. The kids made a pretty good hourly rate and did a great job not breaking anything. we packed up, drove an hour and offloaded all in the same day.
Well, he made it. I assume they are unloading right now. His path was through MT, then SD, then MS, then IL, KY then TN. I didn’t know about the IL part of the path. Anyway, he is there.
We got a counter that was not real. So we rejected it. We will be there week of Aug 10 to see it and others. Maybe we will like it even more and make it work. Their counter was to raise the house price and give some stuff. It was kind of funny.

That’s a great path through MT and SD if they had some time to stop along the way.
I don’t what the housing market is like in WA or TN, but it is sizzling here right now. We had 3 go up for sale in the past 2 weeks and all were under contract after 7 days. The area is largely benefitting from the New York City exodus. A lot of Wall Street money is moving across the river. We have a train route right in NYC which is a draw. Ever since COVID the trains have been less than half full at peak commuting time. They are starting to fill up again.
Went fishing with the kids. Didn’t catch anything. They got bored after an hour so we packed up and went to the beach.
Fishing near a beach is good just in case of boredom for sure. Housing in TN seems to be pretty good. WA is slowing down as there is an exodus similar to NYC. They just passed $9B of new taxes last year and need more and more. They just passed an income tax on earners of a million or more. That is unconstitutional per WA Constitution. You cannot tax property (tangible or intangible) unless it is the same rate across the board. So there an initiative to get this removed, and there are court cases. The WA Supreme Court has always held that income is property and has always ruled that there can be no graduated income tax. But the court is full of a bunch of left wing nuts who will go along with this no doubt. If they don’t, then it is assumed the legislature will say fine, everyone has the income tax. They want an income tax so bad. The initiative is to get rid of it. Hopefully something works. That is why our son is leaving. I know it is coming. As soon as they can’t get enough with millionaires, then the threshold will be reduced until it hits everyone. Starbucks moved their HQ to Nashville. They aren’t putting up with it. That’s THE WA associated biz after Boeing and Microsoft.

About the only businesses willing to remain in NYC are the financial markets and I think they are more interested in the long term. The mayor of NYC is off the wall, and many think he won’t get a 2nd term, but that 3.5 years out. NJ has one of the highest business tax rates in the country and is not far behind NY, WA, CA and VA with tax and send. MARS, Exxon and a few other household brands announced their relocation out of state. They were huge taxpayers between business, personal and sales taxes. Fortunately, we don’t have a true socialist in the administration, yet.
Air Quality around here is 119, not very good. It was 177 a few days ago. It is quite hazy out and we cannot see the mountains anymore. Of course when it is overcast like most days, we can’t see the mountains. But there is no cloud cover and a brown haze on the horizon. It hasn’t bothered me but it has bothered my wife. the Spokane and Canada fires are doing it to us.

July was one our wettest ones. August is holding true, no rain. A few thunderstorms passed us by, splitting and veering north and south of us. Just starting to loss the lawn again. No mountains to see, just treetops, clouds and starts.
In TN right now. Very hot and humid. Looking at houses, we have made an offer on one. We will probably split time between TN and WA for the first few years. If we decide TN is not for us, back to WA we go. If we decide TN is the greatest thing since grits, then we sell in WA. Maybe!!!

Close. We will move here and I will retire a few months after that, that’s the plan anyway. I guess we’ll see.
WEnt back to the house today and I felt a bit better about it. The backyard is good but the HOA is apparantly rough so doing something back there might be tough. I guess we’ll see.
98F today. We drove into KY and it was 100 there. Pretty warm.

That’s one big difference between Washington and Tennessee, the weather. It’s not the dramatic change of Minnesota. but hotter summers, colder winters and a lot more snow.
We were in a HOA when we had the townhouse. Hated it. Snow removal was always underbudgeted and subject to special assessments for winters with more than 34 snowfalls. We got out when we heard they were planning to reroof the entire complex and there was talk the admin committee had never accrued for the cost. Sure, enough, 18months after we sold, they bumped the HOA fee $200 per month to fund the roof replacements. That was supposed to be accrued for the fees from when it was constructed, but the admin committee suppressed the charge to keep the monthly fee lower.
My Dad was president of his HOA for older folks (retirement community). The building was built with siding that absorbed water, here in Seattle. So they had to replace siding and of course the contractor was out of business. So he was the bad guy that had to hike the fees so that the buildings didn’t rot around them. Yeah, I don’t like HOAs either. We live in one and they are pretty hands off, but do get in your business a little. We had to advise them we were putting in a garden. They said ok, but we still had to ask for permission.
But we were in TN in the worst week probably for heat and humidity. It was pretty strong. Even in the shade it was pretty tough to be outside.

Tennessee heat and humidity have to be better than the same in Alabama and far less often. I spent a week near Mobile twice, 95+ heat, 80%+ humidity. Both times were in the summer, and it was brutal. As soon as you stepped outside the sweat bloomed. We get the heat and humidity, but nothing like Alabama. Tennessee is far more moderate.
